OCAC Construction Update :: March 2010


1. The sidewalks and entry concrete at Barnes Rd. and Leahy are now complete along with all paving work excepting a samll amount at the main entry.


2.  The LEED consultant has started the documentation process to make the proposal application for “silver” level.  It will take until the end of 2010 to receive the final certification.


3.  Landscape plantings continue to be installed at the main entry and lower parking areas

4.  Concrete walks and stairs are poured att he upper courtyard and area between the Centrum Bldg and the DPP Bldg.

5. The concrete stairs between the DPP Bldg. and the Thesis Bldg. are now poured.


6.  PGE has connected power to the electrical service in the DPP Bldg.

7.  Glass panels have been set at 95% of the exterior storefront glass locations of the DPP Bldg.

8.  Electrical, HVAC and low voltage wiring is complete at the Thesis Bldg. and continues in the DPP Bldg.


9.  The fire Alram permit has been issued by Washington County


10.  Pavers have been delivered to the site and are ready to be inscribed for donors.

The graduating class of 2011 will be inspired by architect Charles Rose designed thesis studio spaces with north light, tall walls, and sweeping views.  Oregon College of Art and Craft is supporting its students through its $14.6 million dollar capital campaign.

OCAC has 40 Days Left to Raise nearly $725,000


For over 100 years, OCAC has been a stronghold of arts education. To meet growing enrollment and demand,
OCAC is renovating existing studios and expanding its facility space (and meeting Silver LEED certification
and ADA standards) through its capital campaign. Michigan’s Kresge Foundation has challenged

OCAC Construction Update :: February 2010


1.  The ouside energy efficient mechanical units have been set into place for the Drawing, Painting and Photography (DPP) building and Thesis building.

2.  The LEED (Leadership in Energy and Environmental Design) consultant ha been brought on board to make our application to the Green Building Council.

3. Sidewalk work has moved forward with structural excavation and fill and recently the ouring of curbs & concrete sidewalks on Barnes and Leahy Rd.

4.  One half the concrete entrance and divider island has been excavated and poured at the main entrance.

5.  The cedar fence has been installed along the South property line of the lower parking lot to screen a joining residences.

6.  Landscaping planting materials are being installed at the lower parking lot

7.  Fire treated cedar soffits are being installed at covered walkways on the East side of the DPP building.

8.  Siding work is substantially underway on the DPP building now that the wall sheathing and air-barrier system are installed

9.  The concrete tetaining wall between the Centrum and DPP Bldg. is now pour and the sidewalks adjoining the Centrum Bldg. are set up for a concrete pour in the next week.

10. Welding work for structural upgrades to the glazing system required by Washington County are now completed.

11.  Metal frame work for the commercial glass window system are now substanitally in place, ready for the insulated glass to be measured and fabricated.

12.  Metal framing for the concealed window roller shades are now completed.

13.  Ceilng framing is substantilly complete in the Thesis Bldg, ready for finishes to begin shortly.

14.  Electrical panels have been set at both buildings in preparation for PGE to bring electrical power connection to both buildings.

15.  Electrical conduits, wiring, light fixtures and devices are being roughed-in.

Electrical Light Poles in the parking lot are now installed and electrical switch gear is being install to prepare for PGE connection.

Excavation for sidewalks around the perimeter of campus is underway.

Backfill is being installed and concrete is being poured for upper courtyard/plaza.

Construction Update :: December 2009


Offsite Inprovments have started on:

• SW Barnes Road where new sidewalks, lighting, and a divided entry will be installed at OCAC’s main entry.
• SW Leahy Road where new sidewalks will be installed along the perimeter of the OCAC property.

• SW 84th where new culverts and improvments to the storm water ditches has already been completed.


Thesis Building:
• Wood siding is in progress on the Thesis building over an Air-barrier.
• Glass is being installed at the Thesis window wall systems.

• Interiors of the Thesis space is framed and ready for electrical work to start.

• Stairs to the roof deck of the Thesis space are now ready for the precast concrete steps to be installed.


Drawing, Painting and Photography (DPP) Building:

• The concrete stairs connecting to the upper courtyard have been poured.

• Concrete retaining walls for the new ramp/sidewalk along the uper side of the DPP Bldg. have been poured.
• Landscaping at the lower level parking lot is ready for plantings.

• The glass monitors in the DPP Bldg. are 90% installed.
• The custom darkroom sinks for the Photograpy Dept. have been set into each room.
• Installation of the air Barrier is ready to start on the DPP Bldg.

•  Washington County has approved final structural design revision to the DPP building storefront glazing system.
• Artist’s commissions for elevator lobby, lower level conference room and railings are in progess.

Construction Update :: October 2009


Architect, Charles Rose, has began collaboration with OCAC and artists who will integrate artwork into various portions of the building.

The new insulated Sarnafil roofing system, a vinyl membrane for green building, has been installed at the main Drawing, Painting and Photography Building (DPP).

The Thesis Bulding has been framed and sheathed.

The canopy connection between the Thesis Building and the main DPP building has been completed and is ready for roofing materials to be applied. Structural steel work for the second story exterior deck was installed and is ready for fire-treated decking.

The large concrete retaining wall for the DPP stairs connecting to the Centrum building was formed and poured. The irrigation work for the landscaping work has also started.


Washington County has approved the plans for the facilities permit for OCAC. This will allow the new sidewalks along Leahy Road and Barnes Road to start shortly, as well as revisions and traffic controls to the main entry to OCAC from Barnes Road.    

The fire sprinklers and plumbing work is roughed-in on the photography department lower level of the DPP Building.

August 2009 Construction Update


The Drawing, Painting and Photography building (DPP) is now getting the structural steel installed for its outdoor deck. The lower level plumbing has begun, and fire/HVAC lines will be installed in the coming weeks. Casework (lockers, cabinets, etc.) are being produced at Robert Gray shop, and lower level parking landscape will begin in the coming week. Mike Purcell of E&M Constructors has taken on Owners Rep responsibility. His focus will be to complete the building in a timely manner and within budget.




The adjacent Thesis Building is currently being framed, and the large retaining wall/stair wall excavation is progressing.

June 2008 construction update

Construction on campus is really picking up steam as we head into summer. Robert Gray Construction has made great progress and we are close to opening back up the lower lots for parking. Sixty new spaces will be available for use on June 15!




The metal roof decking is also complete on the new Drawing, Painting and Photography building, and the interior framing on the lower level of the building has begun.

May 2009 Construction Update

Drawing, Painting & Photography Building Update

Construction of the Drawing, Painting, and Photography building (DPP) and adjacent Student Thesis Studio is well underway and slated for completion in October 2009. The two-story DPP building is 14,941 square feet and includes 6,240 square feet of drawing and painting studios. The floor dedicated to photography features 5,645 square feet of studio space as well as five film developing stations and three darkrooms. Expandable classrooms capable of holding up to 200 people provides much needed space for lectures and an alternate location for Art Adventures children’s programs during inclement weather.


We appreciate our beautiful campus setting and are on track to achieve LEED silver certification with our building project. Sustainable design has been a critical criterion in the development of the DPP studio and Thesis buildings. The Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ encourages and accelerates global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria.


LEED is a voluntary third-party certification program and the nationally accepted benchmark for the design, construction and operation of high performance green buildings. LEED gives building owners and operators the tools they need to have an immediate and measurable impact on their buildings’ performance. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Building commissioning is an essential step in the design and construction quality assurance process. For any project to be certified, LEED requires basing commissioning procedures. The College has retained Interface Engineering to provide commissioning services. Being LEED commissioned validates the LEED scorecard and assures the building operation is in accordance with design.


LEED Performance criteria developed by the US Green Building Council:
• Improve the energy efficiency of the buildings and limit their environmental impact. • LEED Green Building Rating System is voluntary. • LEED promotes a whole-building approach to sustainability by recognizing performance in 5 key areas:

Sustainable Site Development • Water quality will be provided using storm filter cartridges • Storm water runoff will be collected in a retention pond to minimize storm water leaving the site after development • Climate tolerant plantings to minimize amount of irrigation

Water Savings • High efficiency plumbing fixtures

Energy Efficiency • Thermally-broken windows • Improved exterior insulation and building materials • High efficiency mechanical system using Variable Volume Refrigerant system

Materials Selection • Construction waste will be recycled • Specifying materials with recycled content throughout the project • Materials sourced from local manufactures (within 500 miles) wherever possible. • FSC-certified wood and wood products have been specified.

Indoor Environmental Quality • Design Team has specifies sealants, paints and composite wood products that reduce indoor air contamination • Maximizing daylight to interior spaces • Light controls in each room and operable windows for natural ventilation.

December 2008 Construction Update

OCAC is currently building a new 16,400 square foot Drawing, Painting and Photography Studio and Thesis building. This construction includes new parking areas, fire truck access lanes, landscape improvements, pathways linking existing facilities, and offsite improvements including sidewalks and improvements to adjacent public roads and campus entryways.

What is currently happening?
• Ground breaking occurred in September 2008
• Excavation and site prep is complete
• Foundation is now being poured
• Structure work commenced in November 2008

How is the college promoting energy efficient design and sustainability?
• LEED, Leadership in Energy and Environmental Design as developed by the US Green Building Code. OCAC is seeking LEED silver certification.

Project Completion:
• Occupancy expected late August 2009
